THE ASSET
Huntingdon Gardens and Ferndale Gardens comprised a premium aged care portfolio totalling 307 high-quality care beds, strategically located in Sydney’s southern corridor. Huntingdon Gardens, a 171-bed facility in Bexley, underwent a significant redevelopment in 2015, which included the addition of a premium extra service wing. Ferndale Gardens, located nearby in Mortdale, was a 136-bed fully extra service facility that had been completely rebuilt in 2009 to provide modern, lifestyle-oriented care. Together, these assets offered a rare combination of scale, contemporary infrastructure, and strong positioning within well-established metropolitan catchments.
THE PROCESS
ACSL Property conducted a targeted off-market campaign, inviting five qualified parties to participate. Following the first round of offers two standout bidders emerged. To maintain competitive tension and maximise value, we recommended to the seller that both parties proceed through parallel due diligence, with a commitment from the seller to reimburse the unsuccessful party’s costs—ensuring continued engagement and tension from both groups.
THE RESULT
This strategic approach enabled ACSL Property to preserve pricing pressure through to the exchange of contracts. As a result, the preferred party was held to their original offer, delivering maximum value for our client and a seamless outcome for all stakeholders involved.
