THE ASSET

The portfolio comprised six established over-55s rental villages across South West Western Australia, totalling 321 units. The villages delivered affordable seniors accommodation with 98.8% occupancy, generating stable and recurring cash flows underpinned by Government payments, including pensions and rent assistance.

The investment provided immediate scale and delivered $3.6 million in operating EBIT. It created a platform for lasting social impact through accessible, community-focused housing, offering a low-risk, high-stability income stream supported by essential service demand.

THE PROCESS

ACSL Property conducted a highly confidential, invitation-only, two-round off-market Expression of Interest campaign on behalf of a publicly listed ASX seniors living operator. The transaction involved multiple villages with substantial staff and resident populations, necessitating strict adherence to probity and confidentiality protocols. These were upheld throughout the campaign, with no market leaks or disruptions. Strategic buyer engagement and tailored feedback were employed to maintain competitive tension across both rounds.

THE RESULT

The process attracted four exceptional offers from qualified parties. Competitive tension was effectively leveraged, and through a carefully managed selection process, a preferred party was identified. The outcome delivered a strong commercial result for the vendor while preserving operational stability across the portfolio.

Role clarification: Shane Nicholson, Director of ACSL Property, was solely appointed as the broker and managed each listed transaction from initiation to close. While some assets may have been sold under a different masthead, Shane was the key personnel in all cases.
