THE ASSET

Marmong Waters is a modern retirement village in Booragul, NSW, located approximately 20km from Newcastle and 150km from Sydney. The village comprises 58 completed ILUs, with 20 under construction (all sold), and is DA approved for a total of 162 ILUs. Established in 2016, it spans approximately 70,824sqm and features high-quality 2- and 3-bedroom villas across four designs. Residents enjoy a state-of-the-art clubhouse with a gym, indoor pool, dining areas, bar, commercial kitchen, offices, and consulting rooms.

THE PROCESS

This transaction was led by ACSL Property to facilitate the Operator’s exit from its only retirement village in New South Wales. Leveraging its local market focus, ACSL Property identified a mid-sized Victorian owner-operator seeking to expand into NSW. A high-quality, undated Information Memorandum was distributed following the execution of NDAs. Shane Nicholson directly engaged with three targeted market participants. Within three weeks, two strong offers were secured.

THE RESULT

Competitive tension between parties was strategically managed to maximise value, resulting in an exceptional outcome for the seller. The transaction successfully closed within four months of the initial NDA signing allowing the seller to reinvest in other seniors living markets.
