THE ASSET
Built on 20.15Ha and commencing operations in 2015, The Grange is a modern retirement village located in Wagga Wagga, NSW. The site comprises 159 completed and occupied Independent Living Units (ILUs) and apartments, with development approval for an additional 37 ILUs and 63 Assisted Living Apartments (ALAs), totalling 259 dwellings upon completion.
THE PROCESS
Shane targeted the marketing process toward not-for-profits and larger private operators with existing villages within a 100km radius of the asset. The campaign generated six qualified offers, and following a best-and-final round, a not-for-profit operator was selected and proceeded to a swift and successful settlement.
THE RESULT
The selected buyer, a well-established not-for-profit operator with multiple assets across NSW and a presence in Wagga Wagga, has continued the development of the remaining stages of the village. This ongoing investment has enabled the delivery of additional care-focused services, positioning The Grange as a best-in-class retirement community within the region.
